British Standards for Waterproofing a Basement

The main regulations that are set for basement waterproofing are the British Standards 8102 2009 from the British Standards Institute. The New British Standard BS 8102:2009 came into effect on 30th November 2009 and supersedes BS 8102:1990. It is essentially a set of guidelines that must be followed when making a structure waterproof.

The overall aim is for it to assess the risk of water impeding the structure and that the waterproofing which is conducted is sufficient and capable of meeting the requirements with no defects. The only defects which might occur in a structure that is subject to water pressure and therefore the aim is not achieved, could be down to:

  • Poor quality workmanship
  • Defects due to the properties of the materials that were used

The construction methods for waterproofing need to analyse and use high-quality materials to avoid defects. If defects do occur then contingency plans need to be in place that can sort this.

The BS 8102:2009 stipulates that the individual taking on the work should be:

Suitably experienced

Capable of devising solutions that accommodate the various projects needs and constraints

Able to provide the design team with information and guidance that assists with and influences the design, installations and future maintenance of the structure

In terms of the structure itself you need to adhere to the following:

– Make sure that the structure is integrally watertight both in design and when it is constructed

– To ensure that the correct waterproof barriers are applied and fitted properly

– That the internal cavity construction is drained with or without a sump pump 

A risk assessment will also need to take place and that is something we will take care of for you. We will assess things such as the soil permeability, flood risk and other ground gases that might occur. We will establish the highest level of water, identify any missing ground and ground water information and determine the drainage characteristics for analysis of the soil.
